WHAT IS ST JOHN’S HOME?
St John’s Home is a Residential Care Home for the elderly set in its own mature grounds in Northampton. The Home is a registered charity, managed by a Board of Trustees whose principle objective is to provide a comfortable and caring environment in which residents can live out their remaining years regardless of their present or future financial circumstances.

The trust dates back to the year 1138 when it was established as an infirmary for the poor.

The existing building was built 125 years ago and has been well maintained and modernised over the years. The Home accommodates approximately 38 residents all of whom have the benefit of rooms with en-suite facilities.

The trustees and staff are committed to providing the highest possible standard of care and has been awarded a top rating of Four Roses by Northamptonshire County Council.

WHY IS THERE A NEED TO EXPAND?

St John’s Home is facing additional costs associated with increasing levels of regulation and bureaucracy together with increases in everyday overheads. Constraints on local authority spending are also threatening the long term viability of the Home.

Faced with these pressures the trustees have considered various options for the future. The primary objectives are to secure long term financial viability whilst ensuring the current high standards of care are maintained within a fee structure that does not exclude those who could no longer afford to pay.

It has been decided the best way forward is to extend the Home to raise additional income and then utilise largely existing resources on the basis of economies of scale. The additional fees generated will thereby keep the cost per resident down and give financial assurance that the current ethos of the Home can be maintained.

WHAT IS GOING TO BE BUILT?
Plans have been approved to build 8 additional single rooms. These will be built adjacent to six existing rooms which were built in the 1980’s as a care wing. These 14 rooms will be capable of being closed off from the remainder of the Home to form a completely separate dementia care unit with its own lounge and dining areas. This new unit is also considered vital by the trustees to accommodate the increasing number of residents who are developing symptoms of dementia.
HOW MUCH WILL THE EXPANSION COST?
The expansion has been budgeted in the region of £1,000,000 with work planned to get under way in spring 2007. The building will be on land already owned by the Home with construction managed to minimise disruption and discomfort to existing residents.
